The 120,000 sq ft Grade A block will be built directly above the new staffed ticket office for Brabazon Station, which BAM is presently building.
Designed by AHR Architects, the building will meet best-in-class ESG and digital connectivity standards including EPC A, BREEAM Outstanding, NABERS 5* and WiredScore Platinum.
Construction is expected to start by late 2025 and complete in early 2028 with YTL Construction UK – the developer’s in-house arm – set to deliver the build.
The office hub will anchor a new civic square and include ground-floor retail, a dining space spilling into public realm designed by Grant Associates, and active travel facilities for cyclists and runners.
The new commercial building is part of YTL Developments’s approved masterplan for Brabazon, which includes up to 6,500 new homes, 2,000 beds of student accommodation, and 86 acres of public squares, parks and playing fields.
Over 3.7m sq ft of commercial and space will support up to 30,000 jobs, while over £100 million is being invested in sustainable transport infrastructure.
